Life inside the building

We believe amenities should feel like natural extensions of your home — not afterthoughts. Every shared space has been designed with the same rigour as the residences themselves.

Residents' lounge and library

A double-height reading room with curated shelving, a working fireplace and seating designed for both solitude and conversation. Coffee and filtered water are complimentary throughout the day.

Private fitness studio

Equipped with Technogym apparatus, a dedicated yoga and stretching area, and floor-to-ceiling mirrors. Open around the clock with biometric access for residents only.

Concierge and parcel management

A dedicated concierge team operates seven days a week handling deliveries, dry cleaning, restaurant bookings and transport arrangements. Temperature-controlled parcel lockers ensure nothing is left outside your door.

Co-working suite

Sound-insulated meeting pods, standing desks, high-speed fibre connectivity and a kitchenette. Designed for the growing number of professionals who work from home but need separation between living and working.

Landscaped courtyard garden

Native Irish planting, a water feature and sheltered seating areas create a private green retreat in the centre of the building. Maintained weekly by a specialist horticultural team.

Secure underground parking

Each residence includes a dedicated parking space with EV charging infrastructure. Bicycle storage with integrated repair station and direct lift access to all floors.

Georgian streetscape near Urban Sophistication Residences in Dublin

Rooted in Dublin's most walkable quarter

Our address on Aufderhar Mount places you within a ten-minute walk of the Grand Canal, Merrion Square and some of the city's finest independent restaurants. The DART station is a six-minute stroll away, connecting you to the coast in either direction.

This is a neighbourhood defined by its layers — Georgian terraces alongside contemporary galleries, artisan bakeries beside century-old pubs. Weekend farmers' markets, canal-side running routes and the National Gallery are all part of your daily radius.

We chose this location precisely because it resists the sterility that plagues many new developments. Living here means being embedded in the texture of Dublin rather than observing it from a distance. The local community is vibrant, welcoming and deeply invested in the character of the area.

Frequently asked questions

Practical details for prospective residents

What is included in the monthly rent?
Your rent covers building insurance, common area maintenance, concierge services, access to the fitness studio and co-working suite, one underground parking space and high-speed broadband. Utility bills for your individual apartment — electricity, gas and water — are metered separately and paid directly by the resident.
What is the minimum lease term?
We offer twelve-month leases as standard, with the option to extend annually. In select circumstances, we may consider shorter terms for corporate relocations — please contact our team to discuss your requirements.
Are pets allowed?
Yes. We welcome well-behaved dogs and cats. There is a modest additional pet deposit and we ask that pets are kept on a lead in common areas. The courtyard garden includes a designated area for dogs.
How do viewings work?
All viewings are conducted privately — we do not run open days. Submit a request through our contact form or call us directly, and a member of our team will arrange a one-to-one tour at a time that suits your schedule, typically within 48 hours of your enquiry.
What security measures are in place?
The building features biometric entry at all access points, round-the-clock monitored CCTV, a video intercom system for each apartment and secure underground parking with number-plate recognition. Our concierge team provides an additional layer of on-site presence during daytime hours.
